The short answer: In the Flathead Valley, Kalispell is the cheaper option and Whitefish is the expensive one. Zillow’s typical home value in September 2026 was about $556,000 in Kalispell, $607,000 in Columbia Falls, and $870,000 in Whitefish. The Montana figure was about $467,000 (Zillow Research). Typical asking rents were about $1,888 in Kalispell and $2,790 in Whitefish. Flathead County has grown fast: it added 10.6% to its population from 2020 to 2025, and Kalispell grew 27.0% (Census QuickFacts). Electricity here comes mostly from Flathead Electric Cooperative. Its average residential price per kWh is well below that of NorthWestern Energy, the state’s largest investor-owned utility. Whitefish and Columbia Falls add a 3% resort tax on many purchases.

Flathead values rose more than Bozeman’s over five years (+19% to +25% in these towns, compared with +10% in Bozeman), but they’ve been close to flat for the past year. Kalispell’s typical value is about 19% above Montana’s. Whitefish’s is about 86% above.

Source: Census QuickFacts (links above). ACS values are 5-year survey averages based on owner estimates, so they lag current market prices.
Flathead County is an owner-heavy county: 72.4% of homes are owner-occupied. More than one in five residents (23.1%) is 65 or older (Census QuickFacts). Before you make an offer, get a homeowners insurance quote for the exact address. Montana law lets insurers use a wildfire risk score when they rate a home, and an insurer that does must share the score and the key factors behind it if you ask (MCA 33-16-117). Insurers may also offer a discount for fire-prevention measures such as noncombustible roofing and defensible-space landscaping (MCA 33-24-110).
Renting
HUD Fair Market Rents, FY2027 (Flathead County)
| Studio | 1 bedroom | 2 bedrooms | 3 bedrooms | 4 bedrooms |
|---|---|---|---|---|
| $1,277 | $1,286 | $1,682 | $2,263 | $2,626 |
Source: HUD USER, FY2027 Fair Market Rents. FMRs are the 40th percentile of rents paid by recent movers. They include tenant-paid utilities and exclude units under two years old (HUD USER). The FY2026 2-bedroom figure was $1,691.
Asking rents (Zillow ZORI) rose about 3% in Kalispell and about 7% in Whitefish from September 2025 to September 2026 (from $1,831 to $1,888 and from $2,608 to $2,790, our arithmetic). The ACS median gross rents above are much lower, because they include long-time tenants. Use current listings to set a real budget.
Income and jobs
| Measure | Value | Source |
|---|---|---|
| Median household income, Flathead County (ACS 2020–2024) | $73,925 | Census QuickFacts |
| Average annual pay, Flathead County, all covered jobs (2025) | $60,562 (about $1,165/week) | BLS QCEW |
| Average annual pay, Montana (2025) | $62,882 | BLS QCEW |
| Covered employment, Flathead County (2025 average) | 51,035 jobs | BLS QCEW |
| Unemployment, Flathead County, Aug. 2026 (prelim.) / Aug. 2025 | 2.7% / 3.0% | BLS LAUS |
| Unemployment, Montana, Aug. 2026 (prelim.) | 3.2% | BLS LAUS |
Flathead County isn’t a metropolitan area, so BLS doesn’t publish a metro-level median wage (OEWS) for it the way it does for Bozeman and Missoula. QCEW average pay is an average, not a median, so a few high earners can pull it up.
At $1,682 a month, the 2-bedroom FMR comes to about a third (33%) of average annual pay in Flathead County. That’s a lighter rent load than in Bozeman (our arithmetic).
Utilities
Electricity: Flathead Electric Cooperative
Flathead Electric Cooperative (FEC) is the main electric utility in the valley. In federal data it had about 65,000 residential customers in mid-2026 (EIA Form 861M).
FEC residential rates (effective June 1, 2026; overall increase 5.5%)
| Charge | Rate |
|---|---|
| Basic charge, single-phase | $26.66/month |
| Demand charge (on-peak: weekdays 7–10 a.m. and 5–8 p.m.) | $4.93 per kW |
| Energy, first 600 kWh | $0.0547/kWh |
| Energy, 601–3,500 kWh | $0.0644/kWh |
| Energy, over 3,500 kWh | $0.1002/kWh |
Source: Flathead Electric Cooperative, Rates & Service Fees.
What that means in practice:
- 1,000 kWh month, before demand charges: $26.66 + 600 × $0.0547 + 400 × $0.0644 = $85.24. That’s our arithmetic, and it leaves out the demand charge and any taxes or riders. The demand charge depends on your highest on-peak usage, so running the dryer, oven and water heater at the same time from 5 to 8 p.m. costs more.
- Actual averages: across all FEC residential customers, the January–July 2026 average was about 10.3¢ per kWh. Bills averaged about $125 a month on about 1,220 kWh, ranging from about $155–$158 in January–February to about $101 in June–July (EIA Form 861M, our calculation from preliminary data). The higher winter use suggests that many members heat with electricity.
- Comparison: NorthWestern Energy’s Montana residential average over the same months was about 16.0¢ per kWh (same source and method).
Natural gas
NorthWestern Energy provides natural gas (but not electricity) in Kalispell (NorthWestern Energy, Montana at a Glance) and has a Kalispell office (NorthWestern Energy locations). Outside the city, check gas availability for the exact address before you rely on it. For NorthWestern’s February 2026 rate change, a 65-therm gas bill rose $1.62 (2.92%) compared with January rates (NorthWestern Energy rate review facts).
Water and sewer (City of Kalispell, effective July 1, 2026)
| Charge (inside city limits) | Rate |
|---|---|
| Water administrative charge | $16.47 per meter per month |
| Water meter charge, 3/4″ | $2.17 per billing cycle |
| Water use | $4.89 per 1,000 gallons, no minimum |
| Sewer administrative charge | $16.77 per meter per month |
| Sewer use | $9.50 per 1,000 gallons, no minimum |
| Outside city limits | 1.25 × in-city rate |
Source: City of Kalispell, Rates and Information. During the May–October sprinkling season, residential sewer charges are capped at your winter average use.
Example: a home inside the city with a 3/4″ meter that uses 6,000 gallons in a month would pay about $47.98 for water and $73.77 for sewer, or $121.75 in total, before stormwater, garbage or other fees (our arithmetic). Whitefish and Columbia Falls set their own rates.
Taxes
Resort taxes in Whitefish, Columbia Falls and Big Mountain
Kalispell has no resort tax. Three nearby places do:
| Area | Resort tax | Source |
|---|---|---|
| Whitefish (city) | 3% | City of Whitefish |
| Columbia Falls | 3% | City of Columbia Falls |
| Big Mountain (Whitefish Mountain Resort area) | 3%, since June 1, 2025 | Big Mountain Resort Area District |
Resort taxes apply to lodging, restaurants, bars, ski areas and “luxury” goods as each town defines them. Necessities such as unprepared groceries are generally exempt. Montana has no general sales tax (MT DOR). More: Does Montana Have Sales Tax?
Income tax
For 2026, Montana taxes income at 4.7% up to $47,500 (single) or $95,000 (married filing jointly) and at 5.65% above that. For 2027, the brackets are 4.7% up to $65,000 / $130,000 and 5.4% above (MT DOR, HB 337).
Property tax
| Portion of a primary residence’s market value | 2026 tax rate |
|---|---|
| First $378,000 | 0.76% |
| $378,001 to $756,000 | 0.90% |
| $756,001 to $1,511,999 | 1.10% |
| Over $1,512,000 | 1.90% |
| Second homes, short-term rentals, vacant residential lots | Flat 1.90% |
Source: MT DOR, 2026 Tax Information for Property Owners. The primary-residence rate requires living in the home at least 7 months a year.
Worked example (taxable value only): a $556,000 Kalispell primary residence has a taxable value of $378,000 × 0.76% + $178,000 × 0.90% = $4,474.80. Each 100 mills adds about $447 a year. As a second home or short-term rental, the same house would have a taxable value of $10,564 (our arithmetic). This matters in the Flathead, where many homes are second homes. Each property’s classification decides which rate applies.
City levies for context (tax year 2024, the latest DOR compilation): City of Kalispell 197.12 mills; Columbia Falls 100.26; Whitefish 32.35 (MT DOR Biennial Report 2022–2024, Property Taxes, Table 6.14). These are only the city portion. The state, county, school district and special district levies are added on top. Whitefish’s low city levy reflects, at least in part, its resort tax: Whitefish voters directed an amount equal to 25% of the prior year’s resort tax revenue to property tax reduction (City of Whitefish). Mills were reset when the 2025–2026 rate changes took effect, so don’t combine these 2024 figures with 2026 rates.
Inflation context
BLS doesn’t publish a CPI for any Montana area. The Mountain division CPI, which includes Montana, rose 3.3% from September 2025 to September 2026, compared with 3.7% nationally (BLS CPI; our calculation). That doesn’t tell you whether groceries or services cost more in the Flathead than elsewhere.

The bottom line
Kalispell is the most affordable base in the Flathead. Its typical home value is about $556,000, asking rents are around $1,900, there’s no resort tax, and the co-op electricity is relatively cheap. Whitefish costs roughly $300,000 more at the typical home value and charges a 3% resort tax. Columbia Falls is in between. Before you commit to a home, check the exact address for its electric provider, gas availability, city or rural water, and primary-residence versus second-home tax classification.
